Buying Property in Malaysia: Guides
Buying a home in Malaysia is a sequence of decisions that each carry a cost if you get them wrong: how much you can realistically borrow, whether a subsale unit or a new launch suits your timeline, which title and tenure you are comfortable with, and what you need to check before paying a booking fee. The guides in this section walk through that sequence in the order most buyers meet it.
Start with the money. The price on a listing is only part of what you pay. A financed purchase usually needs a downpayment, and on top of it come stamp duty on the memorandum of transfer and on the loan agreement, legal fees for the sale and purchase agreement (SPA) and the loan documents, valuation fees and, for many buyers, mortgage insurance. Our cost-of-buying and downpayment guides break these items down so you can budget before you start viewing, not after an offer is accepted.
First-time buyers have more support than they often realise. Government schemes such as Skim Rumah Pertamaku, state affordable-housing programmes for B40 and M40 households, and the option of using EPF savings towards a home can change what is within reach. Each has its own eligibility rules and paperwork, and the guides here explain who qualifies and how to apply.
Next comes the property itself. A subsale home can be moved into soon after completion of the sale, while a new launch from a licensed developer is paid for in stages under the statutory SPA schedules and comes with a defect liability period. Freehold and leasehold titles, Bumiputera lots, landed versus strata living and auction (lelong) purchases all carry different trade-offs for financing, resale and day-to-day costs. You will also find practical checklists for viewings, inspections and new launch bookings, plus guides for less common situations such as buying alone, buying jointly or dealing with property after a divorce.
Finally, the paperwork. The SPA is the document that fixes the price, the payment terms and each party's obligations, and it is worth understanding before you sign. Our SPA explainer covers the clauses buyers most often ask about, and the legal and tax section goes deeper on stamp duty, legal fees and your rights if a developer delivers late.
Every guide below is written for the Malaysian market. Rules and rates change, so each guide shows when it was published and, where it applies, when it was last reviewed. For the final word on any transaction, confirm details with your lawyer, your bank or a registered estate agent.
