1. Acceptance of Terms
By accessing or using SuperHomes (“the Platform”), you agree to be bound by these Terms of Service. If you do not agree, please do not use the Platform.
2. Use of the Platform
You may use the Platform only for lawful purposes. You agree not to:
- Post false, misleading, or fraudulent property listings
- Scrape or harvest data without our written permission
- Attempt to gain unauthorised access to any part of the Platform
- Use the Platform to harass, abuse, or harm other users
3. Agent and Developer Accounts
Registered agents and developers are responsible for the accuracy of their listings and profile information. We reserve the right to remove any listing that violates our content standards or applicable law.
4. Intellectual Property
All content on the Platform (text, images, logos, software) is owned by SuperHomes or its licensors. You may not reproduce or distribute our content without prior written permission. User-submitted content (listings, photos) remains yours; by submitting it you grant us a non-exclusive licence to display it on the Platform.
5. Disclaimers
The Platform is provided “as is”. We do not warrant the accuracy or completeness of listing information. Property transactions are between buyers/renters and sellers/landlords; we are not a party to any transaction.
6. Limitation of Liability
To the maximum extent permitted by Malaysian law, SuperHomes shall not be liable for any indirect, incidental, or consequential damages arising from your use of the Platform.
7. Governing Law
These Terms are governed by the laws of Malaysia. Any disputes shall be subject to the exclusive jurisdiction of the courts of Malaysia.
8. Subscriptions, Billing and Refunds
Paid subscriptions renew automatically each billing period (monthly or annual) until cancelled. You may cancel at any time from your dashboard; cancellation stops future renewals, and your plan remains active until the end of the period you have already paid for.
Subscription fees are generally non-refundable. We do not provide partial or pro-rated refunds for the unused portion of a billing period after cancellation, except where a refund is required under applicable Malaysian law (including the Consumer Protection Act 1999). If you believe you were charged in error, contact us within 14 days of the charge at superhomes999@gmail.com and we will review your request. Any promotional discount (such as the Early Bird offer) applies once per account as described at checkout and is not exchangeable for cash.
All prices are stated in Malaysian Ringgit (RM). SuperHomes is not currently registered for Sales and Service Tax (SST); prices shown are exclusive of any such tax. Should SST registration become applicable, any tax payable will be shown separately at checkout.
9. Changes to These Terms
We may update these Terms from time to time. Continued use of the Platform after changes constitutes acceptance of the new Terms.
