Home Loans & Financing in Malaysia: Guides
For most buyers the housing loan decides what they can buy, so understanding how Malaysian banks lend is as important as choosing the property. The guides in this section explain how a loan is assessed, priced and protected, and what your options are once you already have one.
Banks look first at your debt service ratio (DSR): how much of your monthly income already goes to repaying debts, and how much a new instalment would add. Car loans, personal loans, PTPTN repayments and credit card balances all count. Our DSR guides show how the ratio is calculated, why two banks can reach different answers for the same applicant, and what borrowers do to improve their position, such as clearing smaller debts or applying jointly.
The price of a loan is tied to interest-rate benchmarks. Bank Negara Malaysia sets the Overnight Policy Rate (OPR), and banks price variable-rate home loans against a Standardised Base Rate (SBR) or Base Rate plus a spread. We explain how these fit together, how an OPR change can flow through to your instalment, and the difference between fixed and variable packages. Loan tenure is the other lever: a longer tenure lowers the monthly payment but increases the total interest paid, and our tenure comparison sets out the trade-off.
Protecting the loan is a separate decision. Mortgage reducing term assurance (MRTA) and mortgage level term assurance (MLTA) work differently in cost, coverage and portability, and our guides compare them so you can decide whether the policy offered with the loan is the right one.
There are also routes for specific groups. Civil servants may finance a home through LPPSA, the Skim Jaminan Kredit Perumahan (SJKP) helps borrowers without a fixed monthly income, and first-home schemes can reduce the downpayment needed. We cover eligibility and the application steps for each.
